Amendments to Egyptian Construction Laws Regarding Real Estate Land Areas 2022
The concerned committees in the Egyptian unified construction law set decisions in 2022 regarding the areas where it is allowed to build on in proportion to the areas of real estate lands. The decisions to determine the construction areas in proportion to the land areas are based on the following conditions.
· It is permissible to build on a percentage equivalent to 100% of the total land area if its area is 175 meters or less.
· It is allowed to build on a percentage equal to 70% of the total land area if the land area exceeds 175 meters, provided that the area of the façade of the land is a minimum of 8.5 meters.

The Egyptian Ministry of Local Development recently announced the approval of a new Egyptian construction law that stipulates the right of the Supreme Council for Planning and Urban Development to suspend new building permits upon the recommendation of the governor responsible for the construction area. The duration of the suspension of permits in the area where the law is applied ranges from a minimum of 6 months to a maximum of two years. Violators of the suspension of permits are also subject to penalties represented in the payment of heavy financial fines.
Penalties for Violation of the Unified Construction Law in Egypt
The penalty for violating the unified construction law in Egypt is a fine with the amount of 100 Egyptian pounds for each day of the violation, this stacks up to 3000 Egyptian pounds for a full month of violation.
This penalty and fine decision are based on Article 62 of the unified construction law, which states that the engineer in charge must issue a “certificate of validity for the building or property” that allows its use and occupancy. This certificate acknowledges that the work was carried out in compliance with the building permit, the regulating laws of the unified construction law and its regulations.
